Expert Property Solutions provide different levels of service to meet the clients needs.
From information provided by you we can begin the searching and
researching process.
We
offer three basic levels of service; however, we are happy to work
in partnership with our clients to tailor a specific package or a
mix of services.
We also offer a Travel Based
Service.
Often, it is relevant to travel to a location to gain a
complete picture of the area and property you are considering.This is a valuable way to gain insight into such things such
as surrounding properties, available and upcoming infrastructure,
other types of construction close to the property which may detract
from a good rental or future selling prospect.
There may be planned developments which may greatly enhance
and increase the value of the area/property.This information can be the decision maker or breaker for a
client.
A representative from
Expert Property Solutions will travel to the location of your chosen
area/property to conduct physical inspections.In addition, if the client has chosen a particular property,
our representative can organize, supervise and arrange for reports
to be provided for the relevant building and pest inspections.
The cost to the client for this service is based on an hourly rate, plus
the costs of the travel and accommodation.
Based on the information you provide to us, we will conduct research for
you, then present and discuss a short list of properties. For the
property that meets your criteria, we will:
negotiate
the most competitive purchase price
coordinate
pre-purchase building and pest inspections
refer
you to professional financiers and conveyancing providers
monitor
the process and address any issues through to settlement
The service will remain open for a period of ninety (90) days.
Our Fees
We
have a set fee structure allowing you to budget for the purchase of
your investment. The fees are fixed and agreed to in writing. For
any other circumstances outside our standard services, fees will be
negotiated on an individual basis.
The
purchase of subsequent property or properties within a twelve month
period, using our services, will attract a discounted fee.

This service is best suited to the client who would prefer to conduct
their own research. We
will conduct an initial consultation with you and once you have
identified a prospective property, we will:
in
conjunction with you, evaluate the property/properties to ensure all
aspects have been covered
negotiate
the contract price and terms on your behalf, or
attend
and/or phone bid at auction on your behalf (travel fee may apply)
The
service will remain open for a period of six (6) months and is
limited to twelve (12) properties which can be evaluated and
negotiated for you.
Our Fees
